Comfortably sleeping 10 guests over 4 bedrooms this retreat is tastefully decorated with enough space to keep the whole family happy even with a dedicated kids living bedroom space.
Located in a sought after location in Rye, only a short distance to beach, shops and restaurants and only a short 8 minute drive to Peninsula Hot Spring and Alba Thermal Springs & Spa.
Featuring 2 living spaces at opposite ends of the house, both with comfy couches, the main living space off the kitchen has a dining table, gas log fire place boasting in natural light from all directions.
Leading out to the main outdoor living space with outdoor table, bbq and umbrella, moving down to the fully fenced pool area with lounge chairs.
Other features include full size kitchen with butlers pantry, dishwasher and coffee machine (beans), laundry with washing machine and dryer, wifi, smart TV’s, high chair, stair gate, porta cot (please bring your own cot linen)

Mornington Peninsula Shire (Local Law) Code of Conduct.
Applies to all holiday rental properties on the Mornington Peninsula

The Code of Conduct creates a standard of management that must be adhered to under the Local Law. The Local Law establishes a Code of Conduct detailing the requirements for the use of the accommodation. This includes the following:
1. Unacceptable behaviours of occupants include:
- aggressive behaviour
- yelling
- screaming and arguing
- loud cheering, clapping and singing
2. Off-street parking is provided, you will be notified on the amount of off street parking at the property prior to booking
3. Additional accommodation is not allowed on site by way of tents, caravans, campervans or similar facilities
4. Outdoor areas including swimming pools, spas, outdoor decking and balconies are not to be used between 11pm and 7am
5. Waste disposal arrangements: put out on designated night (recycling and green bin alternate each week) - excess waste must be removed.

7. Adjoining neighbours have Seachange Holiday Rentals contact neighbours in case the above items are not adhered to, alternatively the police will be called to ensure the peace
8. Additional guests are not permitted to stay at the property unless prior consent is given. If the maximum number of guests is exceeded, your occupancy may be terminated and this may result in loss of rental fees and your security bond.
The property must not be used to host a party, function or gathering of any sort.

Standard Terms and Conditions of Temporary Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing.
The deposit required is 50% of the rate quoted to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
The balance being 50% of the rate quoted and a refundable bond set by each property must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being relet then a $200 or cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay and must be reported to Seachange Holiday Rentals. Any costs involved will be deducted from the bond without further discussion.
Departure - the property should be left in the same state to its condition on arrival. Check-out time is 10am at the latest, to allow time to prepare property for next guests.
There will be a cleaning checklist on the fridge as a guide to ensure prompt bond refund.
Disturbance to our neighbours, including excessive noise especially after 9.30pm outside, is prohibited and may result in termination of rental and loss of bond.
Bond is payable with the balance of the rate, no later than 2 weeks prior to arrival date. The bond will be refunded within 5 days in full subject to the above.
